PROJECT DESCRIPTION

The warehouse is contained within an 18-lot light industrial division. The site is adjoined on the south-east by a Council reserve adjoining a tidal inlet of the Waitemata Harbour, hence the need for substantial reinforced retaining structures with poles of up to 7 metres deep.

The building contains three warehouse tenancies, each with two level office space and with mezzanine floors.

Relatively conventional warehouse construction is utilised incorporating 39m wide steel portal frames, full height 14m precast perimeter walls, speed wall intertenancy walls, and lightweight Kingspan roofing system.

The office structures are steel framed with suspended concrete first floors (using both unispan and timber rib infill), and incorporate timber internal wall framing, lightweight Kingspan roofing, and a combination of precast panel and lightweight exterior wall cladding.

The seismic resisting system is provided by the precast concrete shears, 20 series block shear walls, steel portal frame and steel k-frame bracing.
