PROJECT DESCRIPTION
At Sullivan Hall, we were privileged to collaborate closely with Stevens Lawson Architects in the engineering and design process for the remarkable residence at Rawene Avenue. Situated along the harbour’s edge in Westmere, this home exemplifies structural ingenuity and thoughtful design, creating a serene urban sanctuary.
Our engineering team contributed to the design of key structural features, including the concrete spine wall—a robust backbone of the home—along with the steeply angled timber roof planes that give the residence its natural character. The expansive open-plan living areas provide unobstructed views of the waterfront and merge seamlessly with landscaped courtyards, delivering a sense of tranquility, throughout.
True to sustainable principles, the building was engineered without structural steel at the request of the client. Instead, a mass timber Parallel Laminated Timber (PLT) floor system was used for the midfloor structure, achieving strength, stability, and environmental responsibility. The external walls were cast in situ with an integrated polystyrene insulation core, providing a seamless thermal envelope that enhances energy efficiency and comfort.
The result is a structural and sustainable masterpiece—a tranquil retreat that won an NZIA National Award. We are honoured to have been part of the team bringing this vision to life.
The property is now available for purchase; for more information, please visit the listing at Kellands.
